Home automation has a bright future

Building automation & control system (BACS) which is in a nascent stage in India is going to play a vital role in integrated building planning in the coming days. The system provides energy savings, greater comfort, safety and better operational efficiency. Building automation and control technologies help to make buildings green, safe, and productive. It’s a part of intelligent buildings suite, it provides building management systems, fire detection and alarm systems, access control systems, video surveillance systems, integrated security systems, and integrated building management systems.

As said above, at present the demand for BACS is mainly due to investments by the government and corporates in technologies aimed at improving safety and security (fire and surveillance), comfort (BACS and HVAC) and energy efficiency.

Generally, Building Automation System market is divided into four categories: i) primary building automation & control system (PBACS), ii) heating ventilation and air conditioning (HVAC), iii) lighting control solutions and iv) home control solutions.

PBACS not yet visible

PBACS though less visible in Indian homes it is employed widely across multiple verticals in the country, which include large mission-critical facilities, government infrastructure like airports, stadiums, metro stations, IT, industrial and hospitality buildings. The demand for BACS is majorly driven by commercial building segment, due to increasing number of shopping malls, office buildings, educational institutes, hotels, hospitals, etc. Industry sources say that of late demand from hospitality sector for energy efficiency solutions has increased. Hospitality industry finds it beneficial to employ these systems as they help in reducing power consumption leading to lower energy cost and higher savings. The market is further supported by mandatory regulation of energy efficiency in commercial buildings in cities such as Delhi. The policy & regulatory support such as building codes, incentive schemes and labelling schemes such as LEED rating scheme and BEE star rating scheme are expected to continue driving the BACS market over the next five years.

HVAC automation common in modern buildings

In HVAC building automation & control systems market, thermostat, zone and climate control, sensors and keypads are spurring the demand for HVAC building automation systems, while emerging carbon dioxide & combine sensors segment is projected to further boost market growth over the next five years. Further, smart city projects, High-Rise Buildings, Shopping Complexes, Malls, Hypermarkets now penetrating in tier 2 cities as well which are going to increase demand of air conditioning business and in turn demand for HVAC building automation and control systems. The lighting control building automation & control systems market in India is witnessing increasing demand for relay systems, controllable breakers, dimming systems, switching solutions and sensors.

BMS is a futuristic concept

Building Automation and Control System or popularly known as Building Management Systems is a futuristic business whose significance will rise phenomenally in the coming years. Increased awareness about its utility and the sustained push given by the government to concepts like Smart City will go a long way in ensuring exponential growth of the industry in the coming years. In fact, full benefits of Smart City Mission cannot be reaped unless the people go for Building Management Systems at the individual level. When that happens the automation industry will have a golden time.

In short, the future of BACS cannot be gauged from its past but has to be viewed from various developments that are taking place in building construction industry. Demographic transition, rising income level, smart city mission, fast developing practice of both partners working offices, increased awareness about automation due to invasion of internet in everyday life – all these factors make the rapid progress of BACS inevitable.  Further, the rising concern for greenhouse gases along with rapidly increasing power demand-supply gap are contributing to the growing adoption of the automation & control systems in the buildings. Also growth areas are seen in digitalisation and energy efficiency opportunities in hotels, airports and industries. According to the industry, it would be safer to assume a CAGR between 12 & 14% in the next five years. Early pick up in the economy in general and the real estate sector in particular  can take this growth number even higher.
